For Rent by Owner Costa Rica - a Good Way to Loose Money

Nowadays, you, as a Costa Rica Property Owner, have many sites available on which to feature your rental property in Atenas, many of them good, reputable sites. What they cant tell you, and what you don't know until much later in the process, is the quality of the tenant. These sites have great tips, and written guarantees you can purchase that mostly protect the tenant, but you STILL don't know what type of prospective tenant you are dealing with.

 A lot of time is spent asking and answering questions before you find (you hope) the perfect tenant. At the "interview"---there should be one--you make your decision  with crossed fingers, based on first impressions and sugar-coated promises to take "excellent" care of your home; As a Bank Manager for many years I can tell you the interviewee usually  puts his-or hers-best foot forward. I  hired a few doozies over the years, and learned, the hard way, to base my decision on other factors not always related to the subject at hand!

Problems

Sooooo...your new tenant moves in, only to move out less than 6 months later (which sometimes includes circumstances beyond their control)..or they cancel at the last minute, leaving you to scramble in an attempt to find another "warm body" by this time....or in the contract the tenants neglected to tell you they have 3 large dogs, who love the scent of your beautiful guanacaste wood furnishings, and can't resist sampling them!...and, you didn't tell them they couldn't paint the walls in the rooms metallic purple and black! After all, this makes for such a cool environment in which to have their many psychedelic parties!

While these examples are a bit far fetched, they are the reason why you collect a security deposit, (with which you hope can replace those beautiful guanacaste mermaids and bedposts, and does that metallic paint really need about 5 coats to cover it ?) the point is that trying to find a good tenant takes a lot of time and effort, at best, and may not always be successful! Not everyone who moves to Costa Rica will take care of your property as well as you would.

Marketing your property

Your property will be marketed extensively,  in various Costa Rica real estate websites, as well as GoDutch Realty site itself, which receives many hits a day from all over the world; Yes, you pay commission but it is money well spent; I have found this to be true personally as my husband and I tried to rent out a small home we own. Though we had a number of inquiries, and folks who said they were "very interested", they either never showed up or backed out at last minute. this ended being a real waste of time as we had other pressing matters to attend to. We finally hired a realtor to market our house and find tenants for us.

Time is money

Within a week or so, we had a professional contract and deposit, along with a great  tenant! The 20% commission we paid for short term rental is definitely worth it, because we have great tenants backed by a professional and reputable real estate firm.

AND our house is now rented almost full time. An empty rental house costs you time and money--why not invest your time and money with your local Real Estate Rental agent in finding you the perfect tenant!
