Online Cadastre in Costa Rica will be ready from mid-year

Coco Island is the first area declared as to be registered with surveys in the cadastre

Those who enter via the web to see the Costa Rica real estate record, will find updated information and high-resolution maps as of the second half of the year.

The regularization program cadastre and registration (known as "BID-Cadastre") is in the process of forming the national register of real property and its compatibility with the National Registry.

With this work we have 56 counties with its survey, available online through the National Land Information System (SNIT), said Alex Gonzalez, coordinator of Component I of the program that is being developed by the national register.
 


At this point 33 cantons are ready and 23 more are in some stage of completion, according to data as of January.

It will have maps of 1:5000 scale resolution for the whole territory and 1:1000 for urban areas and population centers.

The rest of the cantons may be registered at the second stage of the project, but it depends on political negotiation with the BID. "The government has shown interest in continuing the project," said Olman Rojas, general coordinator of the initiative.

Bernardino Bravo, president of the Chamber of Real Estate Owners, said he doesn't know the initiative, but once accomplished will fill an urgent need for the sector.

"Having a really reliable land register is a great benefit, because when you're buying a property in Costa Rica you'll have more security. Currently there are farms without land survey, property that the survey does not match the actual measurement and problems with neighbors, "said Bravo.

Integrated land platform

To formalize the information to be shown, each area must first go through a process culminating with the signing of an executive order for each zone.

The aim is that the first area is declared as cadastral Cocos Island, which would become the first protected wilderness area to be registered in the Property Registry. "In the wilderness there are other pieces on behalf of the State and other acquired without paying and other busy," Gonzalez said.

The coordinator explained that this component SNIT will not be limited to the publication of the cadastral maps (surveys), but eventually also be able to integrate other information such as land zoning plans, risk zones and public terratories.

However, the cadastral map can be published because for in the real estate registry already exists such agreement or availability, but to publish other information requires the participation of other interested institutions, said Gonzalez.
